Our property managers operate on behalf of the property owner(s) and report directly to the condominium board. All administrative and operational activities are centrally coordinated through our corporate head office, conveniently located at 250 Davisville Avenue, Suite 108, Toronto, Ontario.

✅ Financial Administration & Oversight

  • Monitor and manage all financial transactions related to the operation of the property
  • Collect rent and common element fees
  • Disburse expenses and oversee banking operations to ensure financial

  • Provide accurate monthly financial reports, including summaries, analysis, and forecasts

✅ Property Standards & Resident Satisfaction

  • Ensure the building is maintained in accordance with the owner’s expectations and legal requirements
  • Promote safety, security, and comfort for all residents and visitors
  • Hire and coordinate trades, contractors, and service professionals for all necessary repairs and maintenance
  • Supervise restoration and refurbishment projects efficiently and professionally

✅ Legal Compliance & Governance

  • Administer and enforce the Condominium Corporation’s Declaration, By-laws, Rules, and the Condominium Act, 1998
    Attend and participate in Board meetings, AGMs, and other governance-related events
  • Manage risk, ensure adequate insurance coverage, and provide recommendations for major capital repairs and reserve fund use
  • Issue and maintain accurate Status Certificates and other compliance documentation

✅ Communication & Record keeping

  • Foster strong and respectful relationships with board members, owners, residents, and guests
  • Maintain comprehensive technical and financial records, service contracts, vendor agreements, and legal documents
  • Provide clear, responsive communication and ensure prompt resolution of administrative concerns
  • Act as the main point of contact for all inquiries relating to property operations
